A three-bedroom home in Lakehouse Cove at Waterside sold for $2.18 million, leading Lakewood Ranch residential real estate transactions recorded the week of Sept. 14-18.

Dana and Gerald Brescia, of Sarasota, bought the 3,217-square-foot home at 804 Crosswind Ave. from Paul and Sarah Lushin, of Carmel, Indiana, according to deed records compiled by Your Observer. Built in 2018, the property includes three baths and a pool.

The $2.18 million transaction came in slightly below the home's previous sale price of $2.2 million in 2022.

More than 30 residential transactions were recorded during the week, ranging from $465,000 to $2.18 million. Seven topped $1 million.

Million-dollar homes lead the week

The second-highest transaction was at 22805 Night Heron Way, where Bernard and Lynn Winkler, of Bradenton, paid $1.88 million for a four-bedroom, 4,150-square-foot home with a pool.

The property previously sold for $1.63 million in 2022.

A home at 7638 Windy Hill Cove sold for $1.68 million to Larry Albert and Lisa Robenseifner, of Bradenton. It had sold for $1.8 million in 2025, a decline of $120,000 from its previous sale price.

Longer-held homes show appreciation

Several lower-priced transactions showed substantial increases from sales years earlier.

A home at 4516 Swordfish Drive sold for $785,000 after previously changing hands for $365,000 in 2012.

At 826 Honeyflower Loop, a four-bedroom home with a pool sold for $910,000, up from $614,000 in 2017.

A property at 13614 Second Ave. N.E. sold for $550,000. It had previously sold for $195,000 in 2001.

Out-of-state buyers were active among the transactions recorded during the week, with purchasers from Virginia, Texas, Massachusetts, New York and Pennsylvania, among other states. A Canadian buyer was also represented.

Top sale trails recent Lakewood Ranch highs

The $2.18 million Lakehouse Cove transaction was below the top sales recorded in two recent Lakewood Ranch real estate roundups.

The week of Aug. 31-Sept. 4 was led by a $2.9 million transaction at 8428 Lindrick Lane in The Concession, according to Your Observer's prior roundup.

The week of Aug. 24-28 was led by a $3.75 million sale at 16023 Topsail Terrace in Lake Club.

At the other end of the latest roundup, 4507 Arden Way sold for $465,000. The four-bedroom, 2½-bath home was built in 2024 and previously sold for $522,300 that year.
