Lakewood Ranch kept its No. 2 national ranking among master-planned communities in the first half of 2026, but its neighbor to the south is closing the gap fast.
Wellen Park in Venice jumped to No. 3 on RCLCO Real Estate Consulting's mid-year rankings, released July 30, recording 727 new-home contracts — a 37% year-over-year increase. The community climbed from No. 6 at mid-year 2025.
Lakewood Ranch logged 1,064 contracts, a 10.2% decline from 1,185 in the same period last year. Only The Villages, the Central Florida retirement community with an estimated 1,800 contracts, sold more.
Together, Lakewood Ranch and Wellen Park accounted for 1,791 new-home contracts through June, or 9.7% of all sales among the nation's top 50 master-planned communities, according to Sarasota Magazine.
Regional dominance holds
Three of the top four communities nationally sit in Southwest Florida. Babcock Ranch in Punta Gorda ranked No. 4 with 659 contracts, up 28% year over year. Florida overall represented 44% of all Top 50 sales, followed by Texas at 31%.
The broader new-home market declined 5.6% through mid-year 2026, according to the RCLCO report, while sales among the Top 50 master-planned communities rose 2.9%.
"Despite the headwinds which impacted the broader new home market through the first half of 2026, Master-Planned Communities remained a 'haven' for consumers amid elevated interest rates and economic uncertainty," Karl Pischke, a principal at RCLCO, said in the firm's July 30 release.
What's driving the divergence
Lakewood Ranch's dip reflects a supply gap: eight existing villages are moving through sell-out, and new Sarasota County villages won't open until 2027, according to a Lakewood Ranch press release issued July 30. Sales are still exceeding the community's internal 2026 forecast, which anticipated a slower year during the changeover.
Laura Cole, senior vice president of Lakewood Ranch, said in that release that residents "are choosing a community with a successful track record, continued investment, and the amenities, services, connectivity, and housing choices to support every stage of life."
Demand within Lakewood Ranch skews toward higher price points: sales above $1 million strengthened compared with 2025, while the entry-level market remained cautious despite options in the high $200,000s. The community also retained its No. 1 multigenerational ranking for the eighth consecutive year, with 1,035 sales in that category.
Wellen Park, currently home to about 10,000 residents, is adding five residential enclaves in 2026 and expanding its downtown with a 44,000-square-foot second phase of shops, restaurants and offices.
Eastern expansion pipeline
PulteGroup has closed on 464 acres in southeastern Lakewood Ranch for EverCreek, a planned village with 1,000 homes. Taylor Morrison is planning Esplanade at Cammaray, a 1,200-home community with sales expected to begin in early 2027. Those projects are part of a southeastern expansion that could eventually bring as many as seven new villages online.
Through the Lakewood Ranch Stewardship District, more than $200 million is currently being invested in roads, trails, parks and community services to support both existing neighborhoods and future villages.
A third Suncoast community also debuted on the RCLCO list: SeaFlower, built on former flower-farm land south of Cortez Road in west Bradenton, tied at No. 51 with 198 contracts. At full buildout, the 1,175-acre project calls for approximately 4,000 homes. Taylor Morrison's Esplanade at Cammaray and new Sarasota County villages within Lakewood Ranch are both expected to open sales in early 2027.
