Million-dollar single-family home sales in Manatee County jumped 29.6% during the second quarter of 2026, outpacing Sarasota County's growth in the same category as seven-figure sales increased across the Sarasota-Manatee market.

Manatee County recorded 301 residential sales at $1 million or more from April through June, representing 9.3% of all residential transactions in the county, according to a Sarasota Magazine analysis of Florida Realtors data distributed by the Realtor Association of Sarasota and Manatee.

Across Sarasota and Manatee counties, 799 properties sold for at least $1 million, up 24.3% from 643 during the same quarter in 2025. Those sales represented 11.6% of the 6,884 residential transactions recorded across the two counties.

The luxury market grew more than twice as fast as the overall residential market, where sales increased 10.2% year over year.

New construction drawing buyers to Manatee

Real estate professionals say Manatee County's supply of newer homes is helping attract buyers.

Joe Harris, a global real estate adviser with Premier Sotheby's International Realty, told Sarasota Magazine in July that buyers are increasingly looking for newer homes that require less maintenance and meet the latest building codes.

Manatee County's remaining developable land gives builders more opportunities to add new homes, providing buyers with additional new-construction options.

Out-of-state relocations are also contributing to demand. Katie Cobb, a real estate adviser with Douglas Elliman Real Estate, told Sarasota Magazine that recent buyers have included people moving from New York, Ohio, South Carolina and other northern states.

Million-dollar sales rise across the region

Across both counties, 658 single-family homes sold for at least $1 million during the second quarter, accounting for 13.6% of all single-family transactions. Another 141 condos and townhouses sold for $1 million or more, representing 6.9% of transactions in that category.

Sarasota County recorded 498 million-dollar residential sales, or 13.6% of its total transactions. Million-dollar single-family home sales there increased 23% from the second quarter of 2025.

Manatee County's million-dollar condo and townhouse market moved in the opposite direction. Sales declined from 17 during the second quarter of 2025 to 12 this year, a 29.4% decrease. The relatively small number of transactions means changes of only a few sales can produce large percentage swings.

At the higher end of Manatee County's market, sales of homes priced from $3 million to $4.99 million increased from 14 in the second quarter of 2025 to 29 during the same period this year, an increase of 107.1%.

Manatee's June market

The final month of the quarter also showed rising prices and tighter inventory in Manatee County.

The median sale price for a single-family home reached $490,000 in June, an 11.4% increase from a year earlier, according to Sarasota Magazine.

Active single-family inventory stood at 2,706 homes, representing a 4.1-month supply.

Realtor Association of Sarasota and Manatee President David Crawford said in July that June provided one of the clearest indications that buyers who had been waiting to enter the market were beginning to move forward.

The strength of Manatee County's luxury market can also be seen in individual Lakewood Ranch transactions. A home at 13718 Matanzas Place in Lakewood Ranch Country Club sold for $2.6 million on July 20.

The second-quarter figures show that million-dollar properties remain a growing part of the Sarasota-Manatee residential market, particularly among single-family homes. Data from the third quarter, covering July through September, will provide the next measure of whether that pace continues.
