Buyers shopping in and around Lakewood Ranch faced fewer choices and faster competition in July, as home sales climbed and available inventory shrank across Manatee County, where the master-planned community accounts for a large share of residential activity.

Single-family sales in Manatee County rose 11.2% year-over-year to 694 closings, while active listings fell 7.9% to 2,724 homes, according to the July data report from the Realtor Association of Sarasota and Manatee. That tightening pushed months' supply from 4.8 down to 4.1. Five to six months is considered balanced; below five favors sellers.

The median single-family price in Manatee County edged up 1% to $495,000. Sellers received 95.2% of their original asking price, up from 93.7% a year earlier, and homes reached contract in a median 50 days, eight days faster than July 2025.

The luxury segment saw sharper gains. Manatee County recorded 77 single-family sales at $1 million or above, a 14.9% increase. Sales between $1.5 million and $1.99 million doubled from nine to 18, and sales in the $2 million to $2.99 million range climbed from eight to 11.

Sellers and buyers finding common ground

RASM President David Crawford said in the association's July report that sellers and buyers are more aligned on pricing, with buyers returning to the market and sellers being rewarded with higher closing ratios and quicker sales cycles when they price realistically, as covered by the Bradenton Herald on Aug. 19.

That tracks with what agents are seeing on the ground.

Chris Enfort, a real estate agent with Compass Real Estate, told Sarasota Magazine that buyer preferences are shaping the pace of sales. "What I've seen right now is that buyers don't want to work. They want it turnkey," Enfort said, noting that move-in-ready homes are separating quick sales from lingering listings.

Sarasota County mirrors the trend

Across the county line, Sarasota County posted 744 single-family sales, up 2.9%, with a median price of $493,500, a 5% increase. Active inventory there plunged 23.4% to 2,736 homes, cutting supply from 5.6 months to 3.9.

Sarasota's luxury market surged even more dramatically: 121 single-family sales above $1 million, up 39.1%. Sales in the $3 million to $4.99 million bracket jumped 62.5%.

Condos gain momentum, prices mixed

Manatee County townhome and condo sales rose 18.4% to 238 closings in July, though the median price dipped 1.9% to $313,950. That was the only segment to record a year-over-year price decline. New pending condo sales climbed 32.6%, the strongest percentage gain among all four segments.

New supply still in the pipeline

The tightening resale market comes as Lakewood Ranch continues to rank among the nation's top master-planned communities. The community recorded 1,064 new-home contracts in the first half of 2026, second only to The Villages, according to RCLCO Real Estate Consulting's midyear report. That figure was down 10.2% from 1,185 contracts in the same period of 2025, a dip that mirrors a national slowdown as the average 30-year mortgage rate reached 6.66% in late July.

PulteGroup recently closed on 464 acres for EverCreek, a planned village with 1,000 homes in southeastern Lakewood Ranch, and Taylor Morrison's Esplanade at Cammaray, a 1,200-home community nearby, expects to begin sales in early 2027.
