A $3.4 million sale in The Concession led 35 residential transactions reported across Lakewood Ranch for the week of Aug. 3-7, according to property records compiled by the Your Observer. yourobserver

John and Suzanne Pastorello of Bradenton sold their home at 19436 Newlane Place to MVG Capital Inc. for $3.4 million. The four-bedroom, five-bath home has 5,566 square feet, a pool and was built in 2014. It previously sold for the same price in 2023. yourobserver

For the second time this summer, a Concession property topped the Lakewood Ranch sales list. The prior top sale, at 19443 Beacon Park Place, closed for $2.55 million during the week of July 13-17. The home, built in 2023, had also sold for $2.55 million in 2024. yourobserver

The Concession is a private, gated golf community limited to 255 estate homesites on roughly 1,200 acres. Its homesites generally range from one-half acre to more than one acre, and its golf course was designed by Jack Nicklaus in association with Tony Jacklin. dwellingwell

Other High-End Sales Close Above $1 Million

The week's No. 2 sale was 328 Blue Pearl Court, where SDWB Waterside LLC sold a newly built three-bedroom, two-and-a-half-bath home to Thomas and Wendy Gahan of Sarasota for $1,678,300. MLS-based listings describe the home as having 2,431 square feet and a pool. floridaexecutiverealty

At 4617 Trento Place, Matthew John Monarski and Sara Renney of Lakewood Ranch paid $1.375 million for a three-bedroom, three-bath home with a pool and 3,035 square feet. The property last sold for $571,500 in 2021, a price increase of about 141%.

Several Properties Sell Below Prior Prices

Not every sale reflected a gain. A home at 13987 Siena Loop sold for $760,000 after selling for $810,000 in 2023. A property at 3612 Ocean Blue Cove sold for $760,000, below its 2022 sale price of $849,400. At 10124 Marbella Drive, a home sold for $625,000, less than its $650,000 sale price in 2021. yourobserver

The week's lowest reported sale was 337 Snapdragon Loop, which sold for $613,000. Jeffrey and Lee Trompke of Sarasota sold the five-bedroom, three-bath, 2,858-square-foot home to Rachel Hope Willadsen and Matthew Willadsen of Sarasota. The property last sold for $292,900 in 2015. yourobserver

Lakewood Ranch Holds Top National Ranking Among Master-Planned Communities

Lakewood Ranch ranked No. 1 nationally among multigenerational master-planned communities and No. 2 overall in RCLCO Real Estate Consulting's mid-year 2026 survey. RCLCO reported 1,064 new-home sales in Lakewood Ranch through June. rclco

"In uncertain markets, proven places stand apart," Karl Pischke, a principal at RCLCO Real Estate Consulting, said in a July 30 announcement of the rankings. Laura Cole, Lakewood Ranch's senior vice president, said in the same release that sales above $1 million had strengthened compared with 2025. lakewoodranch

In Manatee County overall, single-family closed sales rose 26.2% year over year to 890 transactions in June, with a median price of $490,000, according to data from the Realtor Association of Sarasota and Manatee.
